Cannon Ridge Homeowners Association. Minutes- Board Meeting Date: December 17, 2020 7:00 PM Location: Brandon Library- Also Due to COVID-19, Meeting availability on Zoom - Informational Announcements were made available on CRHOA Facebook Page, Signs at both Cannon Ridge entrances prior to meeting.
Attending Board Members: David Bledsoe, Les Herrington, Jon Watson, Connie Duncan, Brady Anderson (Tracy Short- Book Keeper) 10 Home owner were present at Library and 15 (+/-) attended via Zoom The Annual Budget review was completed by David Bledsoe. All financial records were provided by Tracy Short. If anyone would like a copy, they should contact David with their e-mail address. (WE DO NOT POST our financial records to the web site.) A large portion on the accrued fees were used this year to complete the Beautiful HWY 80 Entrance- giving our Community it’s official/ completed look. We started the year with $25758, collected $25914, spent $29412 on the new entrance from Hwy 80, and $17228 for general expenses. The largest of those expenses was $6890 for lawn care. We ended the year with $5032 in the bank. New Board members were elected for 2021. The new board consists of Les Herrington, Connie Duncan and Jon Watson, all returning members, and new member Brady Anderson. Officers will be determined at the January organizational meeting. Questions of concern were: Untidy Dog Walkers. (Please bring a poo scooping bag if you walk your pet.) Also walking or jogging on the roads, rather than the sidewalks. (If you do either on the road, you do so at your own risk.) A question as raised regarding the required mailboxes for our community and weather the HOA could pay to have them replaced. It is the Homeowners responsibility to maintain the up keep and replacement expense of their mail box. It was mentioned that kids were driving golf carts and small motor bikes on the road recklessly. To avoid accidents, please have that conversation with your young drives. An increase in the annual fee was also mentioned, as well as lawn services for 2021 and security cameras for both entrances. These would be tabled for discussion in January, with the election of the new board. Connie Duncan – requested that an addendum be added to the Ridge Point Phase of Cannon Ridge, that would affectively allow any homeowners who shares a property line with Zoned Commercial Property, the right to replace the standard 6 ft privacy fence with a 10 feet privacy fence if they so desire. It was mentioned that the board could individually approved or disapprove any such a request. However, an addendum to the current by law would eliminate the need for each homeowner to “ASK” for permission. The addendum should be added and made effected for all phases (Especially those of us with the Family Dollar Store in our back yards.) The meeting was concluded with the intent to meet again in January. The Date TBD.
